Reading the numbers

General rate, effective rate and the average bill

General tax rate is what the town applies to a home's assessed value, per $100. Towns assess homes at different percentages of market value, so general rates are hard to compare between towns.

Effective tax rate adjusts for that and applies to market value, so it is the better way to compare towns. To estimate the yearly tax on a home, multiply its market value by the effective rate and divide by 100. In Paramus (1.434%), a $700,000 home comes to about $10,038 a year.

Average residential tax bill is the town's average assessed home value multiplied by its general rate. A specific home's bill depends on its own assessment, so check the town tax assessor's records before you buy.
