New Jersey realty transfer fee and mansion tax calculator
When a New Jersey home sells, the seller pays a realty transfer fee when the deed is recorded. On sales above $1,000,000 a separate mansion tax applies. Since July 10, 2025 it is a graduated rate paid by the seller. Enter a price to estimate both.

How it works
The realty transfer fee
The fee is charged for every $500 of the price, with any part of $500 rounded up. Each rate applies only to the part of the price inside its band. Which table applies depends on the total price: sales of $350,000 or less use lower rates, and everything above $350,000 uses the table below.

Sales of $350,000 or less: $2.00, $3.35 and $3.90 per $500 for the parts up to $150,000, $150,000–$200,000 and $200,000–$350,000; with the partial exemption, $0.50 up to $150,000 and $1.25 above. New construction pays the standard rates.
Sales over $1 million
The mansion tax (graduated percent fee)
For deeds recorded on or after July 10, 2025, one rate, chosen by the sale price, applies to the whole price. The seller is legally responsible, though buyer and seller can agree otherwise in the contract. It applies to one- to four-family homes, condos, co-op units and most commercial property. Because the rate covers the whole price, it jumps at each threshold: $2,500,000 owes $50,000, but $2,510,000 owes $62,750.

Before July 10, 2025 the mansion tax was a flat 1% paid by the buyer. The senior and disability reductions apply to the transfer fee only, not to the mansion tax. Some transfers are fully exempt; see the official exemption list.

County recording charges, attorney and title fees, the commission and any mortgage payoff are not included. In some transfers the fee is based on the assessed value instead of the price. This calculator gives an estimate, not legal or tax advice. Confirm the figures with your attorney or title company before closing.
